Vancouver's average rent is still falling year-over-year, but there's a catch

The average asking rent is falling across the country, and Vancouver’s is currently the lowest it’s been in nearly four years. According to a new report by Rentals.ca and Urbanation, rent is “stabilizing” in many major Canadian markets when you look at the long term. Compared to January 2026, however, most saw “modest increases” in asking rent in February 2026.
